Frequently asked questions

Everything you need to know about coverage, billing, your account, our data and Georgia foreclosure sales.

Getting Started

The Prop Fund is a Georgia foreclosure research platform. It brings property, notice of sale, tax, lien, lis pendens, owner and valuation information into one searchable workspace so investors can research pre-foreclosure and foreclosure opportunities faster.

Real estate investors, wholesalers, flippers, landlords, agents, attorneys and anyone researching Georgia foreclosure properties before they go to sale.

Georgia Statewide includes all 159 Georgia counties. A County Plan includes only the counties you pick, from $1.25 to $31.25 per county per month depending on how many foreclosures the county has. The Pricing page lists every county's price.

Not at this time. The Prop Fund focuses exclusively on Georgia so coverage can be as complete as possible.

Mortgage foreclosure properties scheduled for sale in Georgia, including single-family homes, townhomes, condos, multi-family properties and land.

No. The Prop Fund focuses on mortgage foreclosures coming to sale. Tax-sale and bank-owned listing feeds are not included.

Georgia non-judicial foreclosure sales are generally held on the first Tuesday of each month between 10:00 AM and 4:00 PM, either at the county courthouse or through an online auction platform. If the first Tuesday is a holiday, the sale may move to the following Wednesday.

No. Anyone can browse the site and view the first four foreclosure results. A membership or free trial unlocks every listing in your counties for the sale month you're in, along with the full map, exports, bankruptcy searches and saved research tools.

At 5 PM Eastern on its sale date it's archived and leaves search, the map, saved lists and exports. Your own notes stay in your account.

Searching & Filters

Search by county, city, ZIP code, address or parcel ID from the home page or the Foreclosures page.

County, status, property type, auction platform, sale date, opening bid, estimated value, equity, bedrooms, bathrooms, square footage, acreage and year built.

Split map, grid and table. Table view lets you pick which columns to show from any field available for a property.

Active means the property is currently advertised for a foreclosure sale. Cancelled means the sale has been called off. If a cancelled property is re-listed, it shows as Active again, and the full timeline appears in Status History on the property page.

Visitors without a membership see the first four results. Start your free trial to unlock every listing in your counties for the sale month you're in.

Yes. Your search and filters are saved in the page link, so copying the link recreates the same search.

Property Pages

Photos, Street View and a map, an overview with owners and occupancy, notice of sale details, sale and attorney information, financial and valuation context, the tax assessor record, recorded liens and lis pendens, nearby comparables (coming soon), status history and bankruptcy search.

A notice announcing an upcoming foreclosure sale, usually published for four weeks before the sale. It identifies the property, the borrower, the lender, the security deed and the foreclosing attorney.

A notice that a lawsuit affecting the property's title or possession is pending.

Recorded liens such as judgment, HOA, tax and mechanic's liens, along with the names of the parties when available. Lien balances aren't shown; verify them independently.

Records indicate that owner may be deceased. This can signal an estate situation. Always verify with probate court records.

County assessor information, including owner, land, improvements, sales history and assessed values. Use the View County Record link to check the county's official record.

Yes. Property pages can be opened by anyone with the link, so you can share them with partners.

Select Report a Data Issue at the bottom of the property page and tell us what's wrong.

Valuations & Estimates

Our own valuation of what the property is worth. Beside it are links to the property's page on Zillow, Realtor.com and Trulia, and on the auction site's page when there is one, where you can see each site's own figure.

The Prop Fund's own estimate of the opening bid. It is not the lender's figure, and the actual opening bid may be different.

The Prop Fund's own estimate of the opening bid window, shown above the Estimated Opening Bid. The actual opening bid may fall outside it. Once an opening bid is advertised, it replaces the range.

The advertised opening bid is published by the lender or auction platform. When one is available, it's shown in blue and our estimate is crossed out in gray.

Lenders often don't publish one until shortly before the sale. We show No Bid Given rather than a $0 or a guessed figure.

No. Estimates, assessed values, opening bids and debt amounts all measure different things. None of them guarantees what a property will sell for.

Bankruptcy Searches

It checks the owners of a property for filings in Georgia's Northern, Middle and Southern District bankruptcy courts. Results show the case number, chapter, court, disposition status and filing date.

A bankruptcy filing can trigger an automatic stay, which can postpone or stop a scheduled foreclosure sale.

Members, including those on the free trial, get 10 searches per month. Your count resets on the 1st of each month.

Yes. Each search or re-run uses one of your 10 monthly searches. The date and time of your last search shows under the Re-Run Search button.

No. Unused searches don't carry over to the next month.

Exports & Saved Research

Yes. Members, including during the 7-day free trial, can export filtered results to a CSV file that opens in Excel or Google Sheets.

Address, owner, property details, purchase and tax values, mortgage and attorney information, sale details, status, valuations and links, using the filters, counties, statuses and property types you selected.

Tap the heart on a property card or property page. Select Favorited Properties on the Foreclosures page to see and filter only your saved properties.

Yes. Only you can see your saved properties.

Auctions & Buying

No. The Prop Fund is a research platform. We don't conduct sales or accept bids. Property pages link to the auction platform or list the courthouse location where the sale happens.

Online sales link to platforms such as Auction.com, Xome, RealtyBid and ServiceLink Auction. In-person sales show the county courthouse steps.

Sales are held in person at the county courthouse on the first Tuesday of the month. Bidders usually need certified funds. Confirm terms with the foreclosing attorney ahead of time.

The foreclosing attorney or trustee listed in Attorney Information on the property page.

No. Sales are often postponed or cancelled, for example when the borrower catches up, sells, refinances or files for bankruptcy. Check the status and source shortly before the sale.

Usually not. Foreclosure properties are typically sold as-is without an interior inspection. Don't enter or disturb an occupied or private property.

Not necessarily. Senior liens, taxes and some other claims can survive the sale. Get a professional title search before bidding.

No. The Prop Fund supports your research. It doesn't establish clear title, lien priority, property condition or any investment result.
